Edward Luce at the Financial Times finally says the quiet part out loud. Kushner and Witkoff are envoys operating outside traditional diplomatic channels, real estate developers with diplomatic passports whose entire framework for ending the largest land war in Europe since 1945 is a pitch deck about postwar investment opportunities.
The Pitch Deck Theory of Peace
Critical minerals, data centers, reconstruction contracts. The golden shower theory of peace. As if Ukrainians are dying in trenches because they have not yet seen a good enough EBITDA projection.
The war is fully understood here. Calling that a category error dressed in a suit misidentifies the problem. The problem starts with sequencing. Witkoff has been to Russia seven times in eighteen months. Kushner three times. Their first stop on this latest trip was Moscow, not Kyiv. Then they reportedly brought Zelenskyy a harder version of Putin's demands than the one Ukraine already rejected. Mediation works differently. That is courier work for the Kremlin, with better tailoring.
The point is what the money cannot buy. Putin does not want a postwar reconstruction deal. He wants Ukraine. Full stop.
What the Wallet Cannot Buy
Luce is right that Putin is richer than both of them and Trump combined, if you count the stolen wealth hidden across shell companies, palaces, and frozen Western assets. The real point is what the wallet holds. No amount of mineral rights or data center equity changes that objective, because his war was never about economics. An imperial project, a regime survival mechanism, and a personal obsession. You cannot close that deal with a term sheet.
Zelenskyy is not thinking about dessert either. His job is to keep Ukraine alive while the West decides whether it actually believes in the sovereignty of borders or just performs belief when it is cheap. The business reading says Russia matters more because it has more resources. That logic is exactly why the West keeps getting played. Russia has resources and a collapsing demographic curve, a sanctions-battered economy, a military burning through Soviet stockpiles, and a leader who cannot end the war without ending himself. Ukraine has less resource wealth on paper but more of the one thing that actually wins wars: necessity-driven innovation. Ukraine had to become inventive while fighting for survival. Russia had to become inventive only in the ways it steals, lies, and threatens.
The Iran Detour
The Iran section of Luce's piece is the part that should terrify people. Witkoff and Kushner walked into Geneva with no nuclear experts and walked out convinced they understood the fuel cycle better than the scholars who had spent decades studying it. Two days later, Trump launched Epic Fury. Observers from Oman and Britain thought Iran's opening offer was workable. Witkoff and Kushner saw it differently. Now Trump would reportedly grab the same terms with both hands. Calling that a negotiation strategy would be generous. A demolition derby with nuclear consequences.
Gaza as an Undervalued Asset Class
And Gaza. Kushner says Gaza could be very valuable. He proposed moving the population out in phases during reconstruction. Last week he said Gaza was basically built by NGOs and terrorists, so now developers should take over. The brain that thinks Ukraine can be solved with a joint venture. The man looks at a war zone and sees an undervalued asset class. He looks at displaced people and sees a permitting problem.
The pattern is consistent. These two are not serious people. They are wealthy amateurs operating in spaces where the cost of failure is measured in bodies, not basis points. They treat diplomacy as deal flow. They treat ceasefires as due diligence periods. They treat sovereign nations as distressed properties.
What Ukraine Actually Needs
Ukraine needs a partner, not a broker:
- weapons
- air defense
- sanctions enforcement
- a clear path to NATO
The West is done with appeasement disguised as creative diplomacy. Putin respects only the language of Ukrainian artillery and Western resolve. If Trump wants a deal, the deal is simple. Russia stops shooting, withdraws, pays reparations, and faces accountability. Anything short of that is just another Moscow shopping trip with extra steps.
